Are you entitled to the LL's address?

I'm about to rent my new place through an agency, I've never been managed by an agency before. I know they have to tell you who the landlord is but in the space for his details is only his name and then C/O the agencies address.

Is this on? I don't really mind but I'm wondering if they're doing it like this so they can open his post incase they get slagged off to him or that he wants nothing to do with the flats he owns except the money.

  • It's not unusual to have the LL c/o the agency and there doesn't need need to be anything sinister about it. Usually it means that the agents have a full repairing contract with LL possibly because the LL isn't in the immediate area to organise repairs or of course they might be living abroad.

    You do have the right to request the landlord's address and you can request it once you move in and the agents are legally bound to give you the information.

    Alternatively, you could spend £4 and check who owns the property on the Land Registry site

    i think a LL is only legally bound to provide an Address for Service.. ie a place where documents can be served for his attention - this does not have to be his/her home address

    I'm not saying I'm going to but say if I had a complaint about how the LA was running the property I wouldn't feel safe sending my complaint to that address incase they open his mail for him. I would want to be able to contact him directly. I feel they have already done some underhand behaviour which he might not even care about if it gets him a tenant.

    download the deeds from landregistry.gov for £4. that should give you the address of the owner. If the landlord used to live in the property then it may just show the property address, but otherwise it is a good starting point.

    If you feel that way now I would advise you to rethink dealing with these agents at all.

    Been told that before but I'm over what happened really, just like to moan about it. I really want the flat and apart from the contracts being signed (because it's miles away) it's all a done deal. If after 6 months I've found it an awful experience I can just move but I'd like to stay put longer than I have in the past this time, I'll only have to deal with the LA's if there's a problem and their tenancy is actually quite good, after my 6 months I go onto a monthly rolling contract instead of having to sign up for another 6 months. I wasn't expecting this and think it could come in handy if I decide at some point that there are some humans I could bare living with for the next academic year.

    That probably made me sound really antisocial, but I had a horrible sharing experience last year and I suffer severe anxiety so am much better on my own where I can feel safe. I actually prefer to live with people, I just need to know them first.

    If the tenancy is subject to English law then if you write to the Letting Agents asking for your LL's address the they have to provide it within 21 days. (S1 LL and T Act 1985).

    However, the address on the tenancy agreement remains the address you should use for all notices / letters regarding the tenancy as that is the "service" address that you have been given.
