When to make an offer? Time of day/particular day?

    Look at the sold prices and see how many sold for prices around the asking price.

    In my area, it seems there are high asking prices but look at the sales and they go for 20-25% less.

    By all means, offer full asking price or a little below, but personally I would want to get it for as cheap as possible so would start as low as possible.

    If nobody accepted low offers on houses then why would people make first offers, second offers etc. Also, look at the poll on the main page of this site, it is about how much you paid for your house, some have paid over 20% below asking... so some must accept it.

    Feel free to disregard my post if you wish, it's your choice if you want to try to be cheeky or if you want to just pay what's being asked, or close to.

    It is so interesting to get other people's views. Many thanks. I am going to ring on Tues and ask how long its been on, how many offers,viewings and what was accepted etc. Hmmmmmm..... Prob will go in at 225k.... The area I am wanting to move into is quite popular however so I do have to bear that in mind too.... Any more thoughts would be gratefully received... Many thanks MSE people, having lots of big changes in my life now so your posts really do help x

    our buyers made an offer 20 mins after the viewing so I knew they were very very keen. We did the same on a house we liked, but withdrew a few weeks later when it was the world cup and too many neighbours had englad flags up at the windows and on their cars.

    On our current purchase, I left offering until the Monday morning.
