    So are you saying that the poorest of society are incapable of deciding if they should buy drugs are go on holiday as opposed to paying the rent??? i find this HIGHLY insulting, i have never missed a rent payment in my life, like many others on this thread.
    you have never let to HB tenants because you don't need to,fair enough, therefore you are incapable of making an informed decision, but don't you DARE tarnish everyone with the same brush!:mad:

    Yes I am!

    Most of those on benefits have fallen behind on their rent!

    Thats a fact!

    Shelter found 65% of those receiving benefits to pay for housing fell into arrears.

    So if you have never missed a payment and rely on the state to pay your rent, you are in the minority.

    Thats a fact.

    i may be in the minority.......along with the other 35%, who get ignored by you, they are on benefit so you MUST be a beer swilling druggies.
  • I worked in letting agency for over 7yr.

    £100 is a bit of an over charge for a credit reference check on a potential DSS client. Your letting agent should do a cheaper reference as you stated you know you'll fail.
    If they are also charging £100 for the guarantor I'd go to another letting agent as this is a total rip-off.

    Don't know of reference agency who'd give rent guarantee on DSS client. Who, I always found to be more reliable than working tenants as rent
    was paid direct to us.

    Guarantor would go through same credit reference checks as you so need to have monthly income of 4xmonthly rent.

    You must also remember that if your offered an initial 6mths lease the agent may try and charge you a lease renewal fee as you'll need updated leases for Housing Benenfit purposes.

    They can also "put your out" after 6mths without giving reasons, so be careful - try and get 1yr lease

    many thanks for your help, i have since found out it doesn't look like they are going to do a credit check on our guarantor which seems a bit daft. they have asked for her monthly income to be 2 x monthly rent. i guess every agent is different. i have found a company that will offer a rent guarentee insurance for HB tenants, if we offer to pay this it might help. but thank you for taking the time to reply.

    Never said that!

    All I said was nearly 2 thirds of people who rely on the state have got into rent arrears.

    Add to that that LHA/HB is now paid to claiments.

    So I don't bother renting to them.

    You can call yourself a beer swilling druggie if you want!

    I agree, I have privately rented for 4 years now & have never missed a rent payment.

    Saying that in the previous 9 years before that I had my own house I never missed a mortgage payment either.
    I'd rather regret the things I've done than regret the things I haven't done.
