They exclude new builds because their analysis is done on a matched pair basis - until the 2nd sale a new build can't have a match. I thought they had always excluded repos.
You'll probably find the Haliwide have exclusions too - Right to Buy for instance is excluded from Nationwide's data - as those properties are discounted so not true market value.0 -

With reference to the lag, the latest release is for July.
That's not a 3-4 month lag, so while it historically may have taken this amount of time, it seems the lag has decreased (possibly due to lower transaction numbers than previously)

No. Repossessions, probate sales and council house sales are excluded as they 'distort the market picture' (I asked the LR why they were excluded and that was their response) because there isn't a willing seller in the normal way.
New builds are excluded because they match the previous price a property was sold for with the new price. With a new build there is no previous price.0 -

I've just been looking at the BTL mortgages available, wow what a horror show! I haven't been looking long but I couldn't force myself to pay any of the rates I have seen so far, ie best at around 3.5% over base trackers, ok they are ok now but I prefer to look long (not short) term. Has anyone seen any decent BTL mortgages? I've left it a few months now as you are right, the deals are not very good.
I'm on an SVR now, but it's still better than new product deals.:wall:

As we are mortgage free in our main home (plus a house that my wife owns that her mother lives in) we are probably going to remortgage one/both one of those rather than get a BTL mortgage (if we find something suitable, but we are once again on the trail of something).
