We have received the Fixtures and fittings list for the house we are buying.
The house is in a bad way and is currently vacant. There is furniture in there which we have been told that is going to be cleared, but on the fixtures and fittings list they have listed that they are leaving all carpets and the fridge and washing machine.
Now to be honest, we don't want any of these left. The carpets are old and worn out. We have our own new fridge and washing machine as the ones they intend to leave are in a bad way.
Can we ask or request that the carpets, fridge and washing machines are removed too as it would make our lives easier, or do we have to accept they are being left and it's up to us to dump them once we get the keys?

If you haven't exchanged yet, I see no reason why you can't specify their removal as one of the conditions; that's what the buyer for my flat did, and I had no problem with it.The ability of skinny old ladies to carry huge loads is phenomenal. An ant can carry one hundred times its own weight, but there is no known limit to the lifting power of the average tiny eighty-year-old Spanish peasant grandmother.0

Indeed - the house we bought had a loft and shed full of toot, and the solicitor said we'd get no help trying to get the vendors to pay for its removal after we'd completed. So you make it a condition of exchange that the items are removed on completion.
What are you going to do if you move in and find the items still there? We were left loads of junk in the house we bought. I assumed that carpets were a fixture that are normally left and as said above you don't know what is underneath so I would have them left anyway.
As with the white goods of course you can ask to have them removed.Ask your solicitor for confirmation that they will remove them.0 -
I believe there is actually a penalty if the vendors fail to remove items, if agreed as a condition of the exchange.0

you can withhold some money to make sure items are removed if you wish, but getting the vendor to agree to these conditions before exchange is another matter!0

You should inform your solicitor that you want these items removed. The solicitor will then write to your sellers solicitor to advise them that and they should then remove them without a problem. When we viewed our house. The owner said he would be leaving all fixtures and fittings in the bathroom when the list came through he said he would be removing everything! Most people don't check the fixtures and fittings list but we wanted the fittings to stay as there was no point putting new fitting in just yet. Our solicitor wrote to the sellers solicitor and advised this would be a condition he need to adhere to......it was fine in the end. Good Luck0
