Buyer threatening to pull out after exchange

Well we have decided to carry on the claim with our insurers out of goodwill as it seems he has no policy in place, our solicitor said that he has to complete so those conditions above were not in the contract.
Cleaners in today and loss adjuster going out on wednesday, absolute nightmare to be honest as we live 100 miles away from the property were selling so need time off work to be there to let these people in.0 -
I know not much help now, but if we go away or when we have moved and the property will be empty we allways turn off the water, gas and electric (if moving) or unplug what we can just incase.
If moving we leave a letter telling new owner were they can turn stuff on, even if we have shown them before.

As Richard Webster has pointed out, you could well not have an obligation to insure, but if not passing the property on in the condition at exchange, you could well find that your buyer's can walk away. My solicitors have always advised insuring the place I am selling and the one I am buying from exchange, its a small price for peace of mind.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. omg what a terrible situation. I completely sympathise and can offer no wise words. I hope you get sorted asap and am personally so very glad that we turned the water off at the mains as we also lived away between exchange and completion0

We were told by our solicitor that we didn't have to insure the house until completion.
The solicitors I work for always tell buyers to put insurance on risk as from exchange.Currently studying for a Diploma - wish me luck
