Totally confused getting me down - renting

Hi all,

I've tried to read others advice on this but still baffled :(

Basically, I missed payments on loans and credit cards due to being very ill and getting screwed on health insurance.
We are talking heart stopping, induced coma, blood infections etc etc!

Anyway, I found a nice place well within my budget including all bills etc.

Put an application form in being really honest about the credit, smoking etc (smoke outside if I can be arsed otherwise I dont). The Estate agent hasnt put the reference / credit checks through as she thinks I will fail and wants to save me the £120??

I've clearly stated my earnings, I have multiple good references, gurantor with good credit ratings and wages, offered to pay 6-12 months rent up-front, double or tripple the security deposit etc.

Yet the EA is still trying to contact the Landlord, as apparently they are fussy?

Am I being messed about, I love the place, need it bad as getting kicked out and can't see the issue really? Could it be the landlady who met me, just dont want me living there by putting up such a wall?

Also, should I just bite the bullet and tell them to do the chceks tomorrow and lose my 120 quid?

I'm really lost, as first time renting on my own?

I'm 28, earn well above 30k and got about 6k total debt on payment plans. Never missed a payment at new property though all went through partners accounts?

{Please someone help, without too much jargon and options I'm really getting depressed about potentially not having somewhere to live and be able to get to work (can go home to parents but that would mean 6 hours driving per day)! -

    Sounds like you're lucky to have an honest agent! Most would happily take your money.
    The agent knows the LL best, so best leave it to them or go elsewhere.

    Could be! my wife can see a dozen prospective tenants for one property and knock them all back. Regardless of being offered six months in advance, and having a letter from the pope...

    The agent is being very fair with you.

    as a LL if i met you i would want to see proof that you wre indeed paying off your obligations and debts.. i would want to see 6 months of bank statments.... i would want to contact your employer to verify your salary and i would want your guarantor to sign a Deed of Guarantee....

    what landlords and agents dislike the most is lies... if the checks we do come up with different information to that put on the application form by the prospective tenant, alarm bells ring "what else has s/he lied about ?"

    Smokers aren't terribly popular these days.. as redecoration is always necessary after they leave...

    why are you being kicked out of your current place ?

    ""Yet the EA is still trying to contact the Landlord"" - this is standard practice.... it is up to the LL who s/he agrees to have as a tenant..... not the agent..
  • If you've been totally upfront with the agent and have offered to pay 6 months rent in advance plus a sizeable deposit and the agent is forwarding all of that info to the landlord I can't see any reason why they wouldn't look favourably on your application.
  • The amount of time the property has been on the market is also a factor - if it's new on the market the landlord will be willing to wait for a 'better' tenant, if it's been empty for a while the landlord may be less fussy, even with failed credit checks. But in offering 6-12 months rent in advance to the landlord you risk losing a lot of money if the property get repossessed within that period. Get written confirmation from the letting agent that the landlord has their lender's consent to let. Let us know what happens and don't let it get you down as many of us have been in the same boat at some point. =]

    I heard back from the ea and the landlord is now saying "not sure when we will be ready to move out"? !!!!!!??

    Anyway, that was the final straw so I started looking elsewhere but for private ads.

    Im moving in this Friday!!!! And ll seems very nice (oldish lady managing her sons property).

    Now it says fixed 1 year min lease, but i've signed nothing. should she present me with a contract (go easy on her, she is old and i'm her second tennant apparently)? or can we draw something up? I just want to make sure it's all above board for both of us.

    Eithher way deposit and rent paid on friday.

    One thing, is one credit check for one thing the same as another?

    As I just had a full credit check (well they said) for my new fibre optic broadband, I warned them not to bother and he did anyway, saying its gone through with no problems??? Was I worried about nothing?


    Anyways, sorry for the long post again readers and many thanks for all your help and advice, it really was daunting till I found this site :T

    I missed it intially but it makes much more sense now reading back through it.

    Why I got kicked out: My partner of 6.5 years and I split amicabaly (sp) so needed to move out quick as she put the notice in :(

    You serious about a full redocration after smoking in property? Sugar soap has always cleaned all nicotine stains for me + a decent fumugation :p - Though Im not looking to smoke anymore to save some pennies lol.
