Doesn;t mean you won't still get offers around that level though. That is still a very difficult price band, and there are many house "sticking" at that level in our area, presumably partly because of that problem.
The issue is if you get several offers around that level the market may be telling you something

Yeah, we're not on yet for many boring reasons but the EA valuations were all £300-315 and Zoopla says £304. I thought I was being realistic with £285!!! Oh well, see what the market says when we finally go for it. I'm sure I'll be on here begging for support...0 -

A colleague at work had his house for sale at 285K, the only offers he got were below the 250K threshold.0 -
That is useful to know gbcasual. It makes the £249,950 I got offered a realistic sum now so I can budget our next move and see what is affordable for us.0

The £250k point is a real stumbling block because of the stamp duty (and often a psychological thing!), so unless you volunteer to pay the higher rate of stamp duty for the buyer (so they only pay 1% whatever their offer), then most people would offer no more than £250k.Should've = Should HAVE (not 'of')
