Even things which were damaged accidentally are still damage and will need to be replaced at your cost.
Rentshield can say the carpets are beyond repair but I think they will have to prove it. Possibly by getting them cleaned first. They cannot charge you for brand-new replacements but only the depreciated value and that depends on the age of the carpets when you started your tenancy plus the length of your tenancy. If they were five years old at the start and your tenancy was five years long, one could argue that the current value is nil. The landlord cannot charge you for betterment but I suspect that Rentshield know that are just trying to bully you.
You cannot start to dispute their £2500 until you get a breakdown of the proposed deductions0 -
In which case you or your guarantor will need to pay your LL's reasonable costs in rectifying the problems that you did not. If you are not willing to arrange the work yourself then you will need to pay the LL to arrange it. Of course, you need to make sure that your LL's costs are reasonable and not inflated (and that the LL is not gaining betterment) but you will need to pay them.

I want to arrange for my own quotes but they gave me a deadline and even if I do want to get my own quotes they have said they possibily will not use them.
Like I said they (Rentshield) were after money only an hour after the check out was done. So they are just bothered about making money.0 -

Of course they retain the right to refuse to use your contractors - they will want them to have proper insurance and qualifications and not just be a bloke you met in the pub.Like I said they (Rentshield) were after money only an hour after the check out was done. No, to the landlord I'm afraid it means nothing.

Just go ahead and get quotes. Then you will have a comparison when they arrange for the work to be done by someone else. To be honest, I think they are giving the appearance of being quite fair.

They are just bothered about getting fair compensation for the damage for the landlord. Which is what they are being employed to do.
You either get the quotes or don't but you do need to see the costs broken down so you can then decide whether to dispute them or not.

No - it is irrelevant to your obligations.
You have no right to get your own quotations. This is a concession from your LL (presumably because they are sympathetic to your circumstances). However, you do not seem to be accepting that they are trying to help you.

Correct, a LL is a business. However, as indicated they have made a concession to you whether you accept this or not.

If the way they are behaving is trying to help then I wouldnt like to see it when they are being unhelpful.
And what is to say they are not just getting some bloke from a pub.
Getting in touch for money when they dont know a full proper breakdown is not correct and I know they are not acting in a correct manner and will prove this when I get legal help.0
