    thing is, you got a valuation, not a survey.

    sooner you accept you should get on with making structural reinforcements if neccessary, the better you will be.

    Do you still have the property details?

    As the EA's could be investigated under the Property Misdescriptions Act 1991 and the Property Misdescriptions (Specified Matters) Order 1992 by the OFT.

    I still have the estate agents details sheet ( we kept it as a keepsake!!) I thought they had some sort of disclaimer though saying something like fact to best of our knowledge, its up to you to check?. That would certainly tie in with my previous comment about anything else you buy has to be fit for purpose and as described??

    I think if you look at the T&C's from your solicitor you will not find either of those clauses.

    If you end in court a reasonable defence would be that in a unique property of this sort the buyer should have undertaken a full survery to safeguard themselves.
