Personally I find LAs useful and some LAs don't charge any fees to tenants. Properties let through LAs are generally of a higher standard than those let privately. I would echo about making an offer rather than taking the advertised price. When viewing always ask the LA how long it's been on the market, this gives you an idea of whether the LL will be likely to accept an offer. You can also ask the LA whether any other offers have been made and whether the LL accepted them etc.
