Sorry, I doubt it - as already stated you'll cost a LL loads more for a 3 month rent (same fixed costs but more empty time). Only way to find out is to ask though!0

I am looking for a 3-month rental anywhere in Greater London. Approaching estate agents doesnt seem effecive as they always turn me away as soon as I say its for 3 months.
When I look for prices with short let apartment providers, the prices are pretty steep. How should I go about this? Any tips? Is going to an estate agent without disclosing the fact that I am only going to stay for 3 months a good idea? (assuming they have a minimum 3-month break clause)
The difficulty is , as the others have said, that although an AST (assured shorthold tenancy) can be written for the duration of any period of time, if the LL wants to reclaim the property using a S21 notice (Housing Act 1988) he is unable to do so until the expiry of a minimum 6 months term. This applies if this is the first time of letting of this property from the specific LL to the spec. T (The LL can however still use a S8, where there are unpaid rent/arrears issues)
You do not need to have any qualifications, expertise or training to set up in business as an LA - many of them struggle to understand the law around tenancy agreements despite them dealing with them every day of their working lives.
The thing is that since 28/02/97 , all tenancies are by default ASTs and subject to the s21 rules of the HA 1988, unless specifically drafted otherwise , so LLs are advised to seek good professional guidance before entering into a very short term let.
If you can find someone who has lived in the property themselves and now wants/needs to let it out for a 3 or 4 month let , then they can use a Standard Assured Tenancy ( s21 not applicable) and take the precaution of pre-serving you as their T with a specific notice. If you then fail to move out at that 3/4 months expiry LL can go straight to court ( ie, does not have to wait until 6 months has elapsed)
(This is what Suzy Butler should have checked out before getting herself in a mess, publicly labelling her T a squatter and so on.)0 -
On holiday lets - these have to meet specific requirements - property must be available commercially for 140 days of the year, 70 of those at full commercial rent , not let to one person for any more than 31 days in the year and so on..0
