HELP! Lack of boiler installation certificate delaying purchase.

  • No problem. Just to be clear, doing a search with Building Control doesn't mean that you're telling the council that there isn't a certificate for a boiler, it's just a general search to see what has been approved and notified in the past for your own information. Your solicitor may have already done this on your behalf, depending on your instructions regarding the survey if you had one. Your solicitor may even be aware that the boiler was notified, based on the records, but may want the certificate for your own future convenience.

    The only problem is the disclaimer that it doesn't guarantee to find anything, but at £14 it's worth a look. Until the house we're buying started to fall through, I was going to do a search myself due to notifiable work that we knew had been done on the property (load bearing wall removed, kitchen fitted since 2005 with new wiring for lights, new electrical consumer unit since 2005).

    2) Try and negotiate with the sellers further, but i don't think we will get any further. obviously not, they are walking away from the proeprty so you do your own surveys

    We really don't want the purchase to fail for just this, and I know the boiler wont fail just because of a change of ownership. But I'm just concerned that come the day I want to sell it on, I'm going to encounter the same thing. you won't. indemnity and regular servicing...not rocket science

    Any help you guys/gals are able to give me would be really appreciated!
