Getting Worried, Any advice?

Am I worrying too much now the bureys want a Damp/Timber work inspection?
We finanlly got an offer on our place as we're of to Oz, the Buyers had a extensive survey done last week, it took the guy about and hour and half and said "no real prblems, odds and sods but house is worth the asking price"
At the weekend the buyers returned for another look around and said they'd spoken to the surveyor and were happy and still going ahead.
This morning the EA rang to say the they buyers now want a damp/timber report....I'm worried now as we're arranged the skip to clear out rubbish and got the overseas shippers on standby! We've also told the buyers they can have anything they want we have to leave such as, garden tools, fridges etc...that we can't take.
Has anyone any ideas whats likely to come up with a 75 year old house damp/timber inspection and what costs could I be looking at.
We're so worried now about more costs even after reducing the house by 8k down to 154k to get a sale.
Any help would or advice would be really helpful.

  • do you have reason to worry. i mean do you suspect the inspection would flag a problem up? i wouldnt worry just yet.

    Quite normal if the surveyor has picked up on damp/timber infestiatiation and lets face it if its an old property it will have, but in the majority of cases is nothing to worry about, they may be getting quotes to try and reduce the price. Depends how sensible a buyer you have. Try not to worry too much, although I know how you feel, its a horrible old buisness.

    I'm worried about the experts finding expensive problems, not that I'm aware of any but I'm sure they'll find something thats going to cost me :rolleyes:

    try not to worry. i know easier said than done. like you said most houses of that age may have problems like damp. i dont think it is major and certainly dont reduce the price of the house as i feel that may cause the buyer to think there is a problem. good luck

    And quite normal if the surveyor did not pick up these points. Usually, especially for a homebuyer's survey, the surveyor does not have the expertise to check these things out and only looks for the "bleeding obvious". To cover themselves, they suggest a "specialist inspection".

    Most people then contact companies selling damp/timber products ... who, surprise, surprise ... recommend that the buyers purchase some of their products :mad:

    I would say "nothing to be too concerned about" but to expect the buyers to revise their offer :mad:
