Help with drafting a letter/leaflet

Hi,
I want to drop some leaflets/letters through some house which interest me and I am not sure what exactly to include as I don't want to feel desperate to buy a house, I am not and I am at the same time. lol...I have a o.k house but I need to move to a bigger house although I don't need to sell this straight away.
I have been looking to move for nearly a year but I need a house which needs work as I would like to do it up to my own taste and therefore do not want to pay the top price and then rip everything out and re-decorate so it is better to start from a run down property. I have identified some properties which fit my requirements and I was going to write something on these lines...

I am searching for a family home in this area. I am not in a chain as I do not need to sell anything and I also have a mortgage agreed in principle. If you are considering selling your house then please call me on 07XXXXXXXXX.

Do you think I am sounding serious? If you were considering selling would you call me? I was thinking maybe I should just point out more of the benefits to the vendors i.e. no agent fees, lots of people viewing and wasting time etc etc.
I would be grateful for all your inputs and constructive feedback.

You should think carefully how you are going to address the letter/leaflet.I often get leaflets (generally from estate agents) saying 'we need houses in your area' and to be honest after seeing the heading they go straight in the bin. So you will need to consider something to make it seem more personal which will encourage people to read it through. I'm not too good with words so I can't really suggest anything.0
