    Unfortunately your girlfriend paid far too much for the property. A substantial loss is almost inevitable. The only question is how much. In a market in which there is short supply and high demand, a good estate agent would get you a half decent price. But at present supply is increasing (you have competition) and demand is waning (lack of supply of credit, suspicion of further crash, etc.)

    I would drop the deposit offer and reduce the flat by 5-10%. The lease also seems short and would be off putting - is it affordable to extend this? Oh dear I feel for you - I bought in 11/2006 and made a loss of 10% on my flat which sold 2 months ago after 2 price drops. Bad timing but how were we to know.... Sadly you either have to accept a loss of about 10% here or rent it out (sell within 3 years to avoid capital gains) and buy another place if this is an affordable option for you.

    I agree. I'm househunting at the moment (in London) and my first thought was that there were an awful lot of pictures. I would also ask the Estate Agent to consider changing the red "viewing advised" sticker for one that says "open to offers" or "must be seen". "Viewing advised" and red are a little offputting.

    Also, the description is very wordy. I would cut that right down.

    You may find that people are clicking on your page and getting all the info they need from the website and making a decision based on that. I know that when I have seen places I like the look of on a website and haven't had quite enough information, it has encouraged me to ask for a viewing, if only so I can see what the place is really like in person.

    Good luck with it. Your house is gorgeous, just a shame it would be a long commute to work for me! :D

    Now get your agents to take off the pictures of doors on the brochure (that you can click to from RM). They really bring it down.

    I also think it's still too wordy - as Spend_Thrift said there's no temptation to see what the place is like as you're told so much about it. 'Lounge with dining area' is repeated 5 times!!! Make it cleaner and get rid of all the repeated headings - they just look silly.

    Yep Ive instructed the EA to do that, so those pics should have gone now.

  • I think it's a lovely flat and I prefer to see the sofabed than a single bed in the spare room, as I wouldn't waste a room by having a bed in there all the time that barely gets used. So I prefer to see it with the sofabed and desk. If I had decided I wanted to buy this flat, I would start with a price below that of the not-so-nice flat, with the intention of paying no more than the asking price of the not-so-nice flat.

    Can I be cheeky and ask where you got your desk from, as I am looking for something similar?

    Yeah thats kind of what we thought, we had a single bed in there, but never used it, so decided to turn the room into something that would actually get used. But I can see other peoples points about having a single bed in would make it clear that a single would fit as I know it looks small on the pics. We'll see how we get on anyway!
