I'm looking at buying a new Charles Church house on a development that is only just going up - no houses have been built yet.
They are asking for £370k - which is a sensible price.
Does anyone know what sort of discount they might be offering at the minute? Given the uncertainty, I'm sure they are keen to sell in order to de-risk the site.
I know I'm not going to get a great bargain given the build stage as the sales office has only been open a week, but at the same time, to be able to sell one before much activity has gone on must be attractive to them.
Any thought / experiences would be greatly appreciated.

Charles Church are affiliated with Persimmon right? I know that they are working together in my local area...
I doubt they'll be offering much discount to start off with... you may be able to knock £20k at the beginning, but that's because they overprice new builds so they have something to play with. They're likely to see if people are willing to buy at the set prices though first- after all a house is only worth what someone will pay for it.
You're likely to get lots of incentives however, like free carpets or turf etc.... a developer local to me was offering £10k off, carpets and a free bbq on selected plots if they were reserved in July.MFW 2010- £112,500 + 20% Equity Loan = £150,000 35 years

Hello Tom. I'm in exactly the same position as you -- just looking at the development in Longstanton, Cambridge. Given the lack of confidence in the market, we plan on making 10 to 15% offer0 -

Yes, was also looking at Stantone Gardens in Longstanton, Cambridgeshire. This is being developed by Charles Church, part of the persimmon homes group. I'm going to ask for a very big discount on the basis that they are not providing would-be buyers with a decent cable connection.
This is despite the fact that persimmon Charles Church homes have recently entered into agreements whereby all new developments will come with virgin media cable standard. If you search the Internet for "virgin media" and persimmon" you will see loads of links to this supposed new agreement.
It's really annoying that broadband is going to be very, very slow. I've already investigated this and the maximum speed that BT can provide is going to be 1 MB. There is a 50 MB cable connection into Longstanton from virgin but Stantone Gardens (CB24 3BT) won't be connected, thanks to the helpfulness of Charles Church.
What makes this more annoying is that Charles Church not letting Virgin Media install cable. I learned this from virgin themselves who will only be installed after the site is finished by which time, they can dig up the road without incurring lots of expense. So that means really, really slow broadband, even though the existing houses onto main high street in Longstanton already have a 50 MB cable connection.
I also checked with BT to see if they knew BT infinity 40mb is going to be available but after checking the CB24 postcode, there are no plans. Given how rural this part of the world is, I didn't think of it bothering going to Stanton Gardens unless Charles Church / persimmon give a really decent discount0 -
If you are going to get a newbuild get one actually built. If you buy in a falling market by the time it is built the mortgage survey are likely to value it lower than the agreed builder price when built. If you can't pay the difference out of your own pocket you won't get a mortgage leaving you open to legal action by the builder. There are many threads and news stories about this.
You have to ask yourself are prices going to continue to fall and if so are you prepared to take this risk with a purchase?:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

In the process of buying at Stantone Gardens, Longstanton and can't stress enough how pleased we have been with the service offered by Alison in the Sales Office, very professional and always kept up to date with information. Unfortunately the same can't be said for all of the staff at CC! If it wasn't for Alison we would have pulled out a long time ago due to unreturned calls and unanswered questions from previous Sales Manager. Thankfully the new Sales Manager seems pretty much on the ball. Now exchanged & fingers crossed after the staircase colour is sorted out it will all go smoothly from now on.0

Be aware that Charles Church reportedly install sub-standard coaxial cable. It's cheap so-called "low-loss" cable, which is likely to cause problems with Freeview and definitely with satellite TV if used for that. Check the cable to make sure it's double-screened.0

Did any of you go ahead and buy Charles Church at Stantone Gardens?
We are interested in possibly buying one of the last plots.
What is the internet situation now? If it is very slow that will be a deal breaker for us.
Did you have many snagging issues? Is it a pleasant place to live?
