I've just called her and you're better than the solicitor she phoned this morning as now she understands how it works. I think they're still going to go for it, or at least make more investigations. Thanks again for the top advice.

They may wish to get (or need to get on the solicitors insistance) a couple of valuations so that SDLT can be assessed. Obviously the current market is tough and they should be realistic valuations for what people believe the properties would actually sell for, not agents overinflated we-can-get-you-this type valuations
