Survey

We currently have our mortgage with Alliance & Leicester, and have recently instructed them to survey the property which we are in the process of buying. This was done last week. However, it turns out that the survey was merely a valuation (although he did check loft). At the time of arranging survey I was asked if I wanted a basic valuation or a more advanced. I said a basic , thinking the advanced was a full structural survey. I thought the basic was a homebuyers survey, but thats not the case. I have spoke to the Alliance & Leicester who are going to listen to the original call I made to their member of staff, as I feel I wasnt fully informed. I said I would pay the difference between the basic (£309) & the homebuyers (£510). Still waiting to hear from them. However after discussing it with my husband, we are wondering if it is worth paying an extra £200, as the property we are buying is only 9 years old. Also, a homebuyers survey was carried out at our current home this week, and to be honest he didnt do a lot, apart from switching lights and water on and off, and making visual checks on the outside of the property. Should we bother? Any advice would be appreciated.

    It's really a personal thing.

    I have always felt that Homebuyers Reports are a waste of time.

    I have had basic valuations done where the surveyor has actually gone into more detail than a HR would, so it does depend on the surveyor.

    For a property of that age, I ,personally, wouldn't bother. Money down the drain as far as I am concerned.
