Wondering if anyone can help here!
We have just 'gone live' with a new agent after the previous agent generated only 3 viewings in 14 weeks.
Suddenly on basically day one of the new agent taking over, the old agent has called me to say that the last viewer of the three wants to make and offer and would like to view the property again.
Our new agent contract says thats we will owe commission to them contracts are exchanged 'with a purchaser introduced by another agent other than our own during the period of sole agency'.
This prospective buyer was very definately introduced by the previous agent and NOT within the current agent's period of sole agency, so I am assuming we are fine there...HOWEVER, I am very nervous about this...definately don't want to end up paying two sets of commission.
Obviously this 'buyer' hasn't actually made an offer yet, let alone had it accepted, much less exchanged contracts...but I just wondered if anyone knew the rules around this!!
Thanks

i can help with this. The New EA must refer them back to original agent. Did you give them a list of viewers? Dont get the EA to fool you into taking the offer through him, it will double your comm.0
