Thanks for all the advise.
After looking into it more , my contract states 1 month notice either way. the agent gave me the section 21 on the second last day of the fixed term AST. Does this still mean thay have to give me 2 months notice even although the contract says 1 month?

They can give you one month's notice if they like, but it is legally meaningless, because they will fail a section 21 repossession procedure which requires two months and a properly-served notice, not one with a one month time limit which is what they seem to have done from what you have said.
So they can't actually recover possession of the house through legal means using this provision in the contract, so for them it's a useless provision.
I REALLY REALLY REALLY urge you to speak to your LL direct. He may not know about this. He might not even understand that there is no legal need to sign a new contract and pay associated fees to continue the tenancy.
They are unlikely now to be able to get you out (assuming the LL really wants to) before 20th November, and only then if they realise that they messed up and serve you with a proper 2 months notice by or on 20th Sept. Given they probably won't then you might even be able to look at December.
And that's assuming that the LL really wants you out at all!0
