    Hello

Can anyone help a first time buyer. we have our mortgage in place and the solicitors have just recieved the draft contract from the vendors..so in other words your lawyer's work has just begun...so why are you going to chase them..poor lawyers...they are about to make sure your legal situation is totally protected, so let them work...they will raise enquiries on the defects of the papers, do their searches, and your mortgage offer needs to be in place....do you have a sale to tie in, is there a chain...how long is indeed a piece of string....bet you did not agree dates up front....opps your fault how long should the rest take from this point? It seems to be taking an age (its been a month and they have only just received the contract) but maybe thats normal? I don't want to hassle them hassle who? and annoy them- plus I am sure they charge for every reply all lawyers give a fixed quote, unless you start emailing/calling exceesively, ie more than once a week, as conveyancing does not happen on a same day basis as lawyers juggle 100 clients hence they can keep their costs so low - 10% of their hourly rate or something?

    Any advice very gratefully receieved!

Thanks for this. I have found out three reasons for the hold up- one its leasehold and the sellers are taking their time to find and hand over details of the landlord, also probate has not yet been granted (I have been told it should be in the next week?) and lastly our sale has been passed through 3 different solicitors at the company..although now it seems these ones are actually going to finish it!

    Hi njh82

Just to warn you about the Probate apparently being available sometime next week - this will be a complete guess. The granting of Probate will be in the hands of the District Probate Registry and they don't give estimated times of when it will be done.
Currently studying for a Diploma - wish me luck :)

well as suggested our sellers STILL don't have probate! We had our offer accepted on July 27th so almost two months ago and with no chain on either end its been a frustrating wait. The management company have finally sent all the details requested to the sellors solicitors but we now have to wait fo rthem to actually send it to ours ..sigh..feeling a lot like it will never happen! Our first time buyer excitement has well and truely dwindled

In the past, I've been told that the previous property in the chain has had all the legals completed as the offer was accepted some months before so there's no further work required before exchange...

only to then have the exchange repeatedly delayed because the management information which has been paid for has not been sent through and the management company has ignored daily requests for it over many weeks...

so much for all the legal work in place...
