Looking for someone to houseshare - kind of subletting; any advice?

Me and my wife are looking to rent a two bedroom house and we are looking for someone to rent one room. Not really subletting. What would be the best way to do it and what are the pitfalls. Reasons why I want to go that way. The difference between a one bed flat and a two bed flat is around £30. Thanks!!!!

    I might have got the wrong end of the stick (let's face it, it wouldn't be the first time!), but are you and your wife planning to sign a tenancy agreement with a landlord and then get a lodger (who will pay you rent) without the knowledge of the landlord? Or advertise for a person with whom to share a house, and all three sign a tenancy agreement? I'm confused!

    However if paint has got the right end of the stick and you are intending on doing this then it is a big no no.

    for a start your agreement will probably state you cannot sublet.

    Secondly and more importantly, however your LL may not realise this is that when there is 2 people the house is not a HMO, soon as there are 3 people this becomes a HMo and also sorts of extra legal implications are brought in.
