Wording an offer to EA

We are going to be putting an offer into the EA for a house DH & I really like, as this will be the first time doing this how would/should we word it???
Any info/proper words would be great

When you're sure just call the agent and say something along the lines of 'I want to make an offer on *****, can you offer the vendor £**** and come back to me with the response and any feedback'0 -

Offers in Scotland have to be in a standard form;
http://www.lawscot.org.uk/members_information/convey_essens/stdmissives/ has links to the regional styles; you could copy/paste parts of an offer letter from any of them if you feel inclined - crucial bit to add to what folks have said above is IMHO -
"This offer unless earlier withdrawn is open for verbal acceptance by 5pm today with written acceptance reaching us no later than 5pm on the fifth working day following the date of this offer and if not so accepted shall be deemed to be withdrawn."

It's probably not worth the journey! There's no way an EA is going to pick up the phone and put the offer forward while you're sat in front of them, I DEFINITELY wouldn't because I'm not going to get any kind of honest feedback from the vendor.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0 -
I would just ring and say you viewed a property and would like to put an offer in. That's what I did and my second offer was accepted.First baby due 3/3/14 - Team Yellow! Our little girl born 25/2/140

Mention that your offer is to include curtains, carpets and anything else that you discussed (eg fridge freezer). I didnt realise that you needed to do this as a first time buyer and was presented with a list of charges if I wanted any of them.
