I am going for 3 months to South America and was wondering if anyone has experienced or heard of a way in which I could let out my flat for the 3 months next summer that I am away? Temporary renting? thanks

Speak to a solicitor or try to find a legal forum. You can get a short term rent and it is also easier getting your home back (ie. evicting in extreme cases) if the property is your main residence. This needs to be mentioned in the tenancy.0

Friends of mine went to Australia for a year and rented their house out. The rent was a fair bit more than their mortgage and they actually came back to more money that they had left with!0

Sorry to be negative, but despite the fact that it is certainly possible, i'm not sure it's a good idea.
What if something goes wrong (boiler breaks down)? Do you have people on hand in this country to help your renters with such things? Will you be contactable while away to agree to paying £xx to get things fixed?
Getting back from such a trip (sounds like a nice trip - enjoy!), i would want to be able to stick the kettle on ASAP, not stay in a hotel/with friends until the tenants were gone, then have to clean the house from "tenant" cleanliness to "owner-occupier" cleanliness before feeling relaxed!
For 3 months away, you tenancy would be 2 months and a bit, to get them in after you'd gone, and get them out before you get back - hardly worth it. I think that AST's have to be for at least 6 months but check with an agent. There are plenty of short term lets in London but they must be covered by something else. I do know that if you leave your dwelling emtpy for more than 28 days you will not be insured with a lot of companies so it makes sense for someone the be in there.0

My neighbour needs to rent for a few months as a leaking loo has trashed their house :eek:
The insurance company has given them a selection of local properties from English Country Cottages to choose from. These are primarily holiday lets, but the owners allow a longer-term let. It should not be an AST, in this situation - as pbradley936 suggests.
I think your problem will be finding a suitable tenant. You would have to "get lucky" and find someone who wanted exactly what you had to offer i.e. the specific period for which you will be abroad. Might be worth a try though - why not try local holiday lettings agents?Warning ..... I'm a peri-menopausal axe-wielding maniac0
