Advice needed - Seller messing around

Morning!
I need some advice really.....
We agreed a sale to FTB on our place in March. We also agreed a purchase around the same time. Since then our seller has been a nightmare. Only 7 weeks ago she found a property. Before then a series of excuses were put to us but basically she was looking in an area of our city that she was never going to get what she wanted for the money she had. Anyway, now she is going to a neighbouring county in a joint purchase with her daughter.
The property she is buying is without chain.
For a couple of weeks now we have been aiming towards an exchange and complete on 23rd August (tomorrow). On Friday afternoon I got a call from our solicitor saying that they couldn't get assurance from our sellers mortgage company that the money would be there on Monday, so could not complete that day. They also couldn't exchange as solicitors won't do that unless the money is received.
Our buyers mortgage offer runs out on Tuesday. In order to retain them we have little choice but to exchange and complete with them on Monday. Our removal firm will also take all our stuff away on Monday. Then we are stuck, waiting for this mortgage money to come through.
In a conversation with our seller on Friday evening it came out that she has now cancelled her removal company, so even if the money does come on Monday, she'll still be there!
We want to complete ASAP. We have a 2-year old and a 7-week old children (the idea was to move to this new place and do it up before the baby was born!). In the interim we are obviously breaking the chain and leaving ourselves open. Our seller, despite being on her own, will not break the chain.
Due to this happening we will incur extra removal and storage costs of around £500 as well as having to find somewhere to stay.
Do you think we can/should tell our solicitor to renegotiate the price on our purchase to reflect our extra incurred costs and inconvenience? I was thinking of an amount per day before completion.
I also fear that, now she has cancelled her removal co, that she won't get another one ahead of the BH weekend (we had to use another one recommended by our original as they are so busy). Our removal firm could deliver our stuff on Tuesday, but after then probably not until the weekend. Rubbish.
Our seller seems completely oblivious to the whole process and our situation.
I feel so frustrated. Sorry this has turned into a bit of a rant! We were tempted to pull out completely, on principle, but there is little other property around in the area we want and if we did then that would leave us having to rent expensively short term, etc.

You could try but be prepared to look elsewhere to buy too.0

What a mess. Any chance your FTB can hold off for a few more days - if they don't have much furniture maybe they could stay with family. Any extra expenses incurred through this you could add on to the purchase price of your house maybe. Good luck.0

Our FTB wouldn't even ask the question of their bank as to whether they could extend their mortgage offer, so that is probably a no! Their mortgage offer runs out on Tuesday. Essentially, we complete with them on Monday, or lose them.0 -
sounds like you need to sell your house, and prepare to live in temporary accomodation with your stuff in storage. Unless you prepare for this eventuality, you will always be at risk of a last minute change from the vendor of the house you seek to buy. In scotland chains do not exist because custom and practice (and some aspects of the legal system) is that each buy/sell transaction is separate. The parties concerned take steps to cope. The property market in England is now so slow, that I expect many chains have the difficulties you describe. Chains can only work when there is a brisk market and everyone feels that they "have to get on with it". All it takes, in a chain, is one unrealistic seller, and you're in trouble.
With your house sold - and in "acceptable" rented property (or with family) you are in a very strong position to get a bargain from a realistic seller. It may well be the case that after you have been through this period you come out of it financially better off. Good Luck.

Just looking through my old posts and saw this - a year on we are in the house we were going for.
We had to bunk in with my wife's grandmother for 5 days. We eventually exchanged and completed on the Tuesday but couldn't get our stuff delivered to the new place until the Saturday.
At least that gave us a few days to clean the house we bought. It was disgusting. More frustrating as I took a whole day to clean our old house thoroughly after we had removed all the furniture, etc.
Anyway, we spent an uncomfortable few months with builders in most days until mid-January. We are finally getting there!
Next up - attack the garden!
