    I think a problem is that some people (like me) hate storage heaters with a vengeance). Ihave storage heaters in my rented flat and have just put in an offer to buy my first flat. Having lived with storage heaters I was adamant that I would not have them in my flat. I was torn between two places I really liked, one had storage heating but everything else was perfect (new kitchen, bathroom, beautiful decor) the other needed completely redecorating but had gas central heating. I chose the one with heating - easier and less messy to get a new kitchen and bathroom than to get central heating put in, even if the heating would have been cheaper. Looking forward to a long cold winter where I will be cosy and warm in my new flat!

    Having said i bought a house with them in my post above, i should add - i never would again!

  • Jorgan- I don't think EA's factor this in when valuing even if they say they do. I viewed a property that was £99,950 which was the going rate for that particular road (others had easily sold for that price) but it needed extensive renovations, new kitchen/bathroom/decorating/carpets. They dropped the prive to £95,995 to reflect the work that needed doing but it needed at least £10k not £4,000!

    So yes, I would knock off another £4,000 if it didn;t have central heating unless it was dirt cheap to start with and if it was clear the price incorporated this.

    everyone wants heating of some kind. If your trying to attract FTBs or those with limited budgets then they are going to have have some cash spare to install central heating. Say a house is on at £100,000 and it needs central heating. Assume the highest mortgage they can get is 95% of value at decent rates. So 5k deposit and mortgage for 95k - deal done. Now assume it is on the market for £95k and needs heating. Deposit required is 5% = £4,750, mortgage will be £90,250. They still have no money to install central heating. OK their mortgage is smaller but they don't have the cash available to do the work.

    For this reason houses that need work doing are harder to sell.
