Estate Agent playing tricks?

Thus far, the experience we've had with the estate agents & vendors being a 100% cash buyer, chain free and FTB means nothing!!!!0

You are being too keen OP. You have made an offer and are then contacting the EA by the minute to see if has been accepted. The EA is probably telling the vendor that he is confident he can get you up to the asking price. Play it cool, don't call them back, let them chase you. I know it's difficult when you have somewhere in your sights but you don't want to pay over the odds do you?0

When out 2nd offer was rejected we decided to wait a week before making a third and final. On the day we were going to up our offer, the EA rang us to ask if our previous offer was still available as the vendor would like to accept. I did not want to wait mind, but we did and it paid off.Thank you all who post.0

I would be inclined to write back saying that your offer is valid for a fixed period, a week or ten days maybe, after which it wil be withdrawn. I would then make no contact with the EA which will only show enthusiasm and the possibly of negotiating you higher. Wait for them to come back to you.0

Yes exactly what I have found - I'm not a FTB'er though but cash and chain free.
Selling mortgages for commission is what matters to the EA - if you are up against this forget it cash or not.0
