Dont want to move in - help please

I have just been to a house I am going to rent to measure up and the letting agent never turned up. We stood outside for 20mins and in this time we saw the neighbours. They were out in the garden shouting, smoking weed and drinking at 1.00pm. There were about 6 there when we arrived and another 6 turned up while we were waiting. They stunk of weed and all had crates of booze. One lad decided to take a wee in the car park rather than walk upstairs to the toliet.
I'm totally gutted, I don't want to live there, they would be the neighbours from hell.:mad:
So far I have paid £360 for 2 credit checks and was due to move in on wed next week. Where do I stand? Am I gonna lose my money? I have tenants moving into my house on 1st sept so I'm gonna be homeless then. :(
Any advice please. Thanks.:(

    you have paid for credit checks but not the deposit, correct?

    have you asked the agent if he has other properties in another area and if you can transfer the checking fee?

    If its like this now its only going to get a shed load worse.

    Better to lose the money than have 6 months of living hell but if EA have another then use credit checks for that, EA may hit you with a small fee but in this case it might be worth it.

    Not signed tenacy agreement - was doing that on wednesday. I'm not moving in, gonna go see letting agent in a minute. Thanks for advice.
  • Fate has done you a MASSIVE favour, as well as that rubbish agent for not turning up. I do hope they have other, better properties on their books that you can have a look at.

    The LA can only retain an amount from your holding fee that is sufficient to cover his "reasonable" costs. Third party "credit checks" cost between 15 and 50 quid. If you have difficulty getting a good proportion of your holding deposit back talk to the local Trading Standards Office.

    Dont blame you for not wanting to move in. Walk away. Hope you get some of the costs back but if not its better than living next to nightmare neighbours!
