Yeah that's what I figured. I had been going down the lines of a conservatory over extension mainly from a cost perspective. When I had a quick Google around, it seemed the rate was £500 /m^2 for super cheapo, £750 /m^2 for middle of road and £1000 /m^2 for top notch. Dunno if that guide is woefully out of date mind!0 -

Think you will find the conservatory or extension all either falls into planning permission or its doesn't. A conservatory per se doesn't exist as a separate type of building under planning regs (sure PO can correct if wrong)
I would also add that those coloured roofs look awful IMO. be interested in the different U values of a thick tinted poly roof and those coloured panels0 -
Sunshinetours is completely correct above - it doesn't matter if the roof is made of tiles, timber or glass (or anything else for that matter!). Provided it complies with the maximum heights, depths, distance to boundaries etc, then it will benefit from permitted development rights.0
