urgent lease advice needed

can anybody advise me please ! we leased a small retail unit out on a one year contract costing £70 per week rent and service charge £6 per week .however the place is a complete waste of time and money:mad: and we have decided enough is enough after 6 months ,now the bully boy landlord wants the rest of the money in one lump sum ,by law is this correct:confused: ? or can we still pay on the 1st of the month until the contract expires ,also what happens if he rents the unit out again ,do we have to keep paying or have the new tennents taken on the outstanding lease .please please advise me thankyou

    What does the contract say about early termination?

    Presumably the LL does not want to leave it standing empty, and once you've vacated I think the argument would be that you no longer have an interest, so he can do what he likes.

    If you could find someone to take it over you might be able to get them to take on the lease, but I don't think the LL is under any obligation to re-offer your remaining 6 months to anyone else. So unless the LL is happy for you to subcontract for the next 6 months (and why would he be?) then I fear you may be stuffed.

    But this is not legal advice - for that you'd need to see a solicitor.
