EA has just told me they have had 40 requests for info in the past 2 days since it hit rightmove.

I have to be honest and say I feel really pressured by this open day viewing.

If we really like it I feel like I would have to put in a full asking price offer and that still may not be enough whereas if it were just a normal viewing I could take a little more time to think.

The fact that we have FTB's who we accepted an offer from over 6 weeks ago adds to the pressure. We have had 2 potential purchases fall through already.

And that's why they do it.

It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.

Set yourself a limit and stick to it. Estate Agents are in Sales and it's there job to sell at the best price they can no matter whether it makes the purchaser feel like cr*p, very small or very pressured in the mean time.

Well we visited last night and both liked it but we can't decide between this house and another one we hvae had 2 viewings on. We made sure the vendor was aware of our strong position and have managed to get a 2nd private viewing tomorrow before the open day begins.

Will make a decision after that but will not be offering full asking, well initially anyway.

I definitely think it's priced to sell and is under the stamp duty threshold at £250K.

I thought I recognised the house from the pictures. It has been on the market with a different agent recently at £290K !!

Hence the high interest in the property.

Have dropped price as they have managed to get a good discount on house they are moving too.

    Congratulations.
You've got a Welsh flag there, is it in Wales?
