Not in the circumstances the OP describes, cancellation 11 days before commencement. The point I'm making that if you run things the way you do (and I did) the OP would have lost all the rental money anyway so would be worse off than now. I don't think lady concerned is being unreasonable in asking for more, but unlike you or I the way she does it makes it more difficult for her to collect.0
