I have had my house on the market for just one week and only one viewer although she has been to see it twice. House is for sale for o/o £88K which apparently she was quite happy with. Estate agent phoned me this morning to say that she wanted to put in a verbal offer of £82500. She had based this on what the surveyor had told her it would be worth.
Now, what I don't get is that my house has apparently been surveyed this morning without the guy ever leaving his office and coming to the house. He has based this purely on the fact that it is a 2bed house. He even valued the house next door more than that a few months ago and it was not in as good a condition as mine, and even though it has two bedrooms I have an extra recception room that they don't have. I'm really annoyed that they can pluck a price out of the sky based on this.:mad:
I feel like I have lost out due to the surveyors inability to do their job and I have now lost a buyer who was really keen although wont even offer the asking price due to them.

Just say no to it.
My survey undervalued my flat by a couple of grand as well, i asked could the HA reduce the price, they said no, I then decided to find the extra through borrowing. I figured it was worth it.
Dont be too angry, maybe they are a moneysavingexpert too- you cant blame someone for wanting to save themselves a few thousand quid can you?:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

I don't blame them, I blame the surveyors. The only problem is that there is only one company in the town that can do the surveys so basically what they say goes. When I do my surveys I get a company from 75 miles away so I know that it is going to be realistic towards the asking price and I will be able to put in a sensible offer that is not going to be rejected.
Apparently there are a few folk waiting on the details and these are getting sent out today. My only other problem is that now I can't put the offer in on a house that I really wanted and the closing date is tomorrow. I was really banking on her as she was happy with the asking price and was going to offer it before the bloomin surveyors decided to try and do their job without actually doing their job......(does that make sense??hope so!)"Life may not always be the party you wish for, but whilst here you may aswell dance"!!!

If your house is worth more then someone will make you better offer. It's easy nowadays to see what houses in your area sold for so buyers and sellers should be better informed of homes market value.

I know that next door sold for £84K which was what it valued at. They say that decor is everything these days and if it was decorated then they way the new buyers have done so now it would have gone for a lot more........more like what I am asking for mine....."Life may not always be the party you wish for, but whilst here you may aswell dance"!!!

If you are asking £88,000 there is no reason why someone should not try an offer of £82,500. What we know so far is that you would accept £88,000 and they would pay £82,500. Maybe you would accept less than £88,000 and maybe they would pay more than £82,500. Perhaps you can reach an agreed price and perhaps not...0

Decor is not everything. Most buyers can see beyond paint and furnishing. They are mainly interested in the kitchen, bathroom, CH and room sizes and layouts. These are the expensive things to address.~Laugh and the world laughs with you, weep and you weep alone.~:)

Fitted kitchen, flooring, double glazing and GCH were all put in by me less than 4 years ago. The bathroom was replaced by the folk before me just before they sold 4 and a half year ago. There are no major works to do to the house. It is in walk in condition for just about anyone (in my opinion anyway!!!). Even the carpets and flooring still look brand new! It has an extremely low maintenance garden which has a massive block paved area and fully lined stone chipping area. The front of the house has recently had massive upgrading. I really don't know what else can be done to it. Both bedrooms are double rooms and one has an ensuite shower. It has a larger than average bathroom aswell. I am also leaving the gas cooker that I know and love and this isn't that old, its just that we will either be having electric or oven and hob in the next house. All the expensive things have been done so if the decor doesnt suit it will not be an expensive job for anyone to change."Life may not always be the party you wish for, but whilst here you may aswell dance"!!!

Its not always offers over but generally thats they way solicitors and estate agents work. We have one estate agent in town who has pushed the prices up on everything by telling everyone their offer has not been accepted when some know that is has been as they agreed it direct with the seller! It is totally endless. All the solicitors and him usually get together with the surveyor in the back room of one of the pubs and discuss what they want the houses to be valued at and bought for. Obviously the more money they sell for the more the EA and solicitor makes.
