First time buyer in Scotland

Hi Guys, Im looking for a bit of advice about purchasing my first house. I live in Scotland and have seen a house on the market for offers over £99000 with a home report valuation of £105000.

Ive been to the bank and have a mortgage promise arranged but i dont know what to do about appointing a solicitor and how the costs work with putting in a note of interest and putting an offer on a house etc?

Also with the house valued at £105000 does this mean nobody will offer more than what its worth or will other potential buyers offer more than the value just to get the house?

I know these questions probably sound really stupid but im just trying to get my head around the process before i buy .

    Ask around for some recommendations re solicitors, chose one or two and give them a call. During this call you can ask them to provide a quote for the conveyancing (firms fees can and do vary).

    When you have chosen the firm you would like to use you make an appointment with them. Take along details of the property you are interested in (as this will have the sellers solicitors details), any paperwork you have regarding a mortgage offer and a couple of forms of ID. At this stage your solicitor can submit a Note of Interest which you can then follow up with an offer. If your first offer is rejected you can regroup then go in with a new offer for them to consider.

    Phone around some solicitors in your area, ask them if they charge individually for you making an offer, or if they only charge on successful offers. There's quite a few in my area that make a selling point of the latter.

    It depends on how desirable the house is. If there's people out there with extra deposit cash in hand, who can afford to go higher than the HR, then it's a possibility that it might go over this - but for something at £105,000, it's probably unlikely......

    Your solicitor, if well-versed in dealing with property in your area, should be able to assess how likely this is.

    Thanks for the replies. Ive got a few quotes from solicitors i just need to choose one.

    The house ive seen is a repossession is this a different process than a normal sale? Can i get away with putting in a lower offer etc? The house does need a new bathroom kitchen etc plus completely redecorated but it is in a good area.

    Its been up for sale for just over a week. The estate agent has said the house has had a lot of interest but no one has put an offer in yet. I dont know where to start with putting a offer in? Do i hold fire and wait until someone else puts an offer in or do i put one in first? Do i offer under the asking price or what it is valued at?

    I would suggest you choose you solicitor carefully. Cheapest is not always best. You should get a local man who specialises in property. Ask for recommendations from friends.

    A good solicitor will guide you through the process and he will advise you when and how much to offer.

    Nearly all Scottish Solicitor firms also act as EAs and so will be familiar with "property"....................
