2 bed house refurb

hi guys

got a 2 bed house that i need to refurb
both bedrooms have a gas pipe going to them and both rooms down stairs

so here is a list of thing i need doing:
take the gas pipes out of bedrooms
reskim whole house
fix guttering
fix damp
new kitchen inc tile's
new bathroom but need floor concrete floor diging up as there is a leak beneath there and the pipe work needs sorting

kitchen is 10 square meters
bathroom is roughly 3m by 4m
boiler and central heating is ok

had a guy come out to look at it and he gave me a quote of £9.5k to do everything labour inc materials and certificates

is he taking my eyes out??

the house will be going on rent preferbly to students as its 20seconds walking from uni

any advice on builders .etc in middlesbrough or stockton area???

Rule of thumb get is 2 or 3 quotes and compare them, that way you might keep one eye in.
