Advice needed on renting out a flat/s

Can anyone help me. I have a four bedroom flat , 2 bathrooms , livingroom and kitchen which is empty at the moment It is situated above a public house I am looking for information on what the health and safety aspects are for letting property out dont know if letting out as one unit or splitting and just letting out the rooms .
Anyone know what a would have to do before letting out it would be treated as a business venture.

This is tricky. If you have 4 separate people living here, it will become a HMO Housing of Multiple occiupation, and you will need to contact the local council housing department to talk to them. They will want certain fire precautions putting in.
Letting out is a whole lot more than Health and Safety Lisa, there are over 70 different acts of parliament which cover rentals.
What will your mortgage lender have to say about this ?
BUT, would you want to live above a pub ?
if it was me, i would put adverts in local papers for 2-3 weeks, to see if there is a demand, if there is not, save your money.
you will need planning permission to convert to flats, but, again, would anyone want to live there ?0 -

I own the pub below and this flat is part of the pub it is lying empty just now . Had loads of folk asking in the pub if i had any rooms to let out .
The flat is basically a shell and requires decorated with 2 new bathrooms. it already has a brand new kitchen .
I am currently paying £1200 per year for council tax for the flat lying empty so I would be as well spending some more money to do up and let out giving me some sort of income for it.0 -
OK is the idea to do bed and breakfast for holiday folk? The advantage is that people pay more but you have to provide clean towels and bed linen. Or do you want to let out the rooms individually? In which case clutton is right about needing about needing to adhere to Council guidelines for HMO (multiple occupation). Or do you want to let the place out to one family?
If you are paying rent for the whole place you may as well use it. You might also think of letting staff live in. There are lots of possibilities but each will require you to adhere to different regulations.0
