I have had an offer accepted on a house over a month ago and have been going through the usual process.
Today I found out that my IFA only booked a valuation report and not a homebuyers as instructed, they have said I can book the homebuyers but it will cost me another £380 but they will refund any extra money spent.
They also said that at this stage It would be difficult to re negotiate price as the mortgage is at appoval and solicitors have been instructed.
I don't know weather to just go for it or have the homebuyers report done.
I worked as a labourer with a builder for 3 years so I have had a good look at the drains, the roof and looked for obvious signs of damp but don't know weather to get a survayor to look at the property.

If you're a first time buyer, i'd get it done.
If you're not confident enough in your own trade experience to go forward without asking on MSE if you should do it, i'd get it done!
