Hi all,
I am new to this board and have found lots of great tips on house purchasing, making offers etc. I have found a lovely house in Manchester and had an offer of £82,000 accepted yesterday. I would be grateful if anyone could give me any advice regarding average conveyancing costs. I know prices will differ between different solicitors but wonder if anyone has any ideas of a ballpark figure. I have just got an online quoatation from a locan firm at £1565.88. This seems a bit excessive to me, and the breakdown of costs includes £820 for stamp duty. Is this an error? Thought the threshold was now around 120k. Any ideas or advice would be gratefully received.

yes, you dont pay stamp duty under 120k ( i think, or maybe its more now)
So that stamp dutys an error, get it altered asap
Is it a freehold house? Being manchester I presume it is:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

We are in Manchester and our house is leasehold. We pay £12 a year groundrent. Just curious, why did you assume Manchester houses are freehold?0 -

Well I've just done a quote with Coveyancing Warehouse (http://www.conveyancingwarehouse.com) for £540.
There are several online companies doing it. I think mostly they are just the online arms of actual solicitors so you're not put on some mass production line.

thanks for your replies. Had a few more quotes which are coming in around £700 - £800 so will definatly look into that £540 quote.:D
I've also seen my financial advisor today and he recommended someone who could do it for £600. This seems a fair price and he's told me he usually get's them done in extra fast time. It's also a local office so good for calling in for signatures etc.
Hopefully will have my survey done by end of next week, so will wait till then to decide.
I'm buying in Audenshaw, which is near Ashton-Under-Lyne. The house is a bit of a 'do-er upper', much more work than i'd imagined taking on, but saw the place and loved it, so i'm desperatly calling in DIY and decorating favours from friends and family at the mo!0 -

God luck (or is that good luck) with the purchase. Remember when choosing a solicitor the cheapest price isn't always the best - If I were you I would look for something middle of the road that has been recommend by someone
