132k House - Offer 117k???

First time posting here and I know that there a lot of other threads like this but I need some advice! We looked at a house 3 weeks ago and loved it. We have been looking at our finances since then and have decided that if we can get a mortgage for 108k we will go for it. Our deposit is 15k so we will be working on a 90%…

Some sellers are stubborn though. We looked at a bungalow...absolutely tiny, 2 bedrooms, one reception, and an optimistically named "breakfast kitchen" which was 7ft by 9ft 6. What I'd thought was an ironing board was actually the so called breakfast bar...no dining room or area. Backed onto a pub with a small garden and a garage, and in Merseyside.

We thought we could perhaps extend to create a dining room, or put a conservatory on. Price was 200K. We offered 190K and they refused.

It's still on the market - at 200K - more than a year later.
