    If the tap has only been leaking for a few days make sure you make this clear to the Insurers.

    Thanks I will do - thing is I believe the damage occured because it's one of these mixer taps that you push from side to side depending on which sink your using and the twist motion eventually transferred to the pipework underneath and it's begun leaking. I don't want to imply that I think it was an issue with the installation or the tap itself otherwise they may claim it's not an accident or the plumbers liability. but surely after 3 yrs use.....
