Solicitors & Making an offer on a house...

Hello all,
our house is going on the market today, but on Saturday we went to have a look at 10 houses to see the 'lay of the land' as it were.

We saw some overpriced dogs, some good value ones, and some beautiful about right value ones.

We have decided not to go and see any of the ones we like again, as we thought it was silly to make an offer until we have an offer on our property - is that the right way to go?

I'm assuming they might reject it immediately as we are not in a proceedable position, and also that will give us a weaker bargaining position I would have thought?

Lastly, we do not yet have a solicitor, do we just pick one when we are ready to make an offer, or do we need to 'instruct' one as soon as possible, so they are on standby whenever we do put an offer in?

    We're in a similar position. Our property is on the market and we are looking for a place to buy. We've been to view a few properties, but we are holding off on making an offer until we get an offer on our place.

    i used a solicitor which had been recommended by several family members. i think you should shop around and talk to several different solicitors. if you are selling your house you need to get a solicitor asap so that they can start moving on getting the deeds etc ready. as far as putting offers in only you will have an idea of how long it may take for your house to sell.

    my husband and i were confident that our house wouls sell virtually straight away so we started looking for properties before we listed ours.

    my house sold in 2 weeks however we had, had an offer accepted on a house we liked the week before we went sale agreed on our house. they people who are selling the house we are in the process of buying would not take their house off the market until they had recieved notification that we had gone sale agreed on our own property.

    Just keep the details of the ones you are interested in, in case they are still available when you are ready to offer. No point offering till then, as so many things could affect your offer and it cant be accepted untill you are proceddable.

    As regards to finding a sol, find one now, and then when you are ready to go, you wont have to worry about that then.

  • Hello everyone, and thankyou for your informative posts.

    We are cautiously optimistic about selling our house also, but I don't want to jinx it!
    It's in first seller territory, going on the market at £173K, so fingers crossed.

    I think we will stick to our 'not going to see any more houses until we have an offer' approach, keep an eye on what we like, and if it's still there all well and good, and if not, we find something better and maybe cheaper :rolleyes: or not as the case may be.

    Could you tell me if there should be a need for me and my partner to visit the solicitors to sign documents at all?

    My problem is that I work in London and Berkshire, my girlfriend only works in London, and we both currently live in Luton - the house we will be looking to buy will be in Berkshire.

    If we do need to both attend, then London makes the only sense, as we will both be in London for 2 days of the week, but if not then Berkshire would make more sense, as I would have thought the prices would be better.....

    My thinking being that the online solicitors must work ok without personal visits?

  • With online solicitors there is absolutely no need to visit their offices at all. All information, including contracts, can be sent by post for you to puruse at your leisure.
