Inventory advice

Hi
I'm renting out my house (3bed) with a letting agent and although it's unfurnished they recommend I have a inventory done. This will cost about £70. Can I get this any cheaper or is it the sort of price you expect. Can I put an inventory together myself and if do, do any sites help with this?

the truth is - you can take atenant to court after 32 days for non-payment of rent.....
re inventory... go to www.landlordzone.co.uk and download theirs for free.. then do it yourself, but get the tenant to sign EVERY page and do it slowly and carefully, noting the condition not just the contents.... copy it and give one to tenant...

Thanks Clutton - think I'll do that and take photos too, I might as well do it myself than waste £70 to get it done elsewhere.

ChinUp - google and use the search terms "inventory clerk example report". The resulting links will show you how to word things effectively, taking on board what Artful said "e.g. "Walls freshly painted" then when tenancy ends find tenant has paint walls deep purple and there's nothing you can do about it.."
Mind you, one of "professional" inventory companies had the description "pained magnolia" as its description of the decor. I am not keen on magnolia myself...
