My offer was also unconditional ie no Survey or last minute re-negotiations and completion within 24 hours of my Solicitor receiving the necessary paperwork from the Vendor's side so in summary I certainly don't think £190K is bad.
The house isn't fresh to market its been up a while but was 'sold' to the unproceedable £193K'er.
People seem to have politely ignored that the previous owner has smeared his excrement all over the carpets and some walls, kitchen bathroom, en-suite all smashed, garden been left to ruin for 4 years - £150K isn't so bad under those circumstances!!
Then why offer £190k? That's an awful lot of carpet and wallpaper.0 -
My offer has been accepted.
Notice is going in the local press this Friday and then the 'Corporate' team at Northern Rock wait 7 days before they will allow me to exchange so the plan is to complete and exchange next Friday in time for the bank holiday weekend.0 -
Glad to hear your offer was accepted. I have everything crossed that the next fortnight goes smoothly for you.

Or possibly we are just bored and enjoying telling it like it is. £150,000 is a completely stupid offer when trying to persuade a vendor you are serious.
Ask yourself, is your failure to buy a house some kind of conspiracy? Or are you not matching your competitors? Of course it could just be you don't really want to buy a house at all, so make silly offers knowing they will be rejected.
Oi! I am not a lunatic (although I may be slightly mad :rotfl:), have no agenda and have purchased a property before.....
Now, I am just an interested reader who bores the pants off everyoneWe made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

I have cash I reserve the right to make low initial offers on vandalized property.
If that's 'twatting' about in your opinion then fair enough - I really don't care - your language says a lot about you.
Bought and sold many houses lately Willy? No - didn't think so.0 -
Completed today so that was 14 days from offer being accepted to completion.
Could have done it sooner but the bank sol refused to take calls from my solicitor Wednesday and Thursday when he was trying to complete until I threatened to withdraw unless they completed by 10am this morning.
At this point the EA passed Northern Rocks solicitors personal mobile to my sol so he could get on with things instead of being fobbed off by some stupid secretary.
So on with the cleanup!0
