Would you buy a house near a sewage works?

    How fast do you walk? 15 minutes fast walking is quite a distance - 15 minutes dreamy wandering stopping to admire views and picking daisies is not far at all. The direction is also a consideration. The wind blows most frequently from the SW. If it is another direction from the house it would be less of a problem. I would try walking downwind of the works and see what you think.

    chewing gum factories are smelly. there's one in north greenwich that has this stench all the time. don't buy near them.
  • Just behind our street, in a field, there is a water treatment facility, it's not a full blown sewage works or anything but some days it stinks to the high heavens. It also had lots of problems lately when a pipe broke and it involved lots of massive lorries coming into the street to access the pathway that leads to the facility and there was mud all over the street due to these lorries for months. Also, when they were working on it the smell was even worse.

    It's not a massive inconvenience, when functioning normally you hardly ever smell it. When I have smelled it, it always seems to be around 10 or 11 am on weekdays. However, if we had been aware of where and what it was I don't think my parents would have bought the house. When the smell is at its worst I'd say you could smell it from about a 5-10 min walk away.

    I think that it being a 15 min walk away from this house would mean that it's unlikely to affect you very much unless you can smell it from the house location. I'd defo ask the neighbours or go for a wander around the area and ask any dog walkers you pass.

  • Thanks for your help, I guess it's a case of whether we're prepared to take the risk of it sometimes smelling. Will try and talk to the neighbours to find out more.
    Looking on map it's about 0.3miles so more like a 5-10 minute walk.
  • Hmm thats only about 500m which isn't that far away. Personally i think I would wait for the right house or nearly right house in the right location. You can change a house but not its location!

    I drive past one on the dual carriage way, and I always turn my air con (well, blowers) off while I pass it. I still get a good wiff though.

    I think it really depends on the prevailing wind. And There was one near to a house we rented and I never ever smelt it from the house or the estate. I didn't even know it was there until we had to cycle right past it to get onto the Canal paths. You had to hold your breath as you went past and cycled as fast as you can! but the smell really was only in the immediate vicinty.

    So is it a five or a fifteen minute walk? Maybe it would be worth walking to it to see if and when the smell starts. Ours I'd say was a five minute walk and it never ever affected the house.

    It's true that the prevailing wind comes in from the SW in off the atlantic - just look at every weather report satelite pictures...
