Buying - Survey lists problems

Right , we put an offer in , mortgage accepted etc. etc..

Surveyers went in ( home buyers report, not mortgage company ) and listed the following :-

Things which need replacing or repairing:

- Rain water pipes and gutters are rusted and will need replacing
- Balcony roof age is at the end of its lift and will need
replacing
- Roof soffit may contain asbestos and will need replacing soon
- Thermal insulation is less than current standards
- Polystyrene coving can be hazard and needs to be removed
- Heating system as its near to end of life
- Header tanks do not have lids and have inadequate insulation
- Garage roofing felt needs replacement
- Timber fencing of boundaries need improvement
- General wear and tear to kitchen as its dated from 2004, look to
replace


Things to be checked:

- Electricity: no recent safety test identified and as both
consumer units were combined there is no safety certificate from the
date of the changes.
- Gas certificate not provided
- Heating and appliances check
- FENSA certificate for Windows

They still value it at the price we offered, but theres a lot more work than we were expecting.

    That's fairly normal. Surveyors always cover their backs by mentioning things that possibly ought to be replaced but I wouldn't be too put out by most of those. I would probably want a little more information about the heating as that looks like the most expensive item on the list.
