I have no need to know how it works, don't even know what percentage it's currently at, otherwise I would have shot myself in the other foot and actually calculated it

If I have genuinely got something wrong, I'll do what I did up above. Just say fair enough.0 -

Do you always contribute without knowing what you are talking about.
Did a quick search and there's 19 threads where you've discussed Capital Gains.
I always try to make sure I have an idea about the point I'm trying to make.:wall:

The whole thing was rather unrealistic, but I didn't create the scenario, I just evened up the weightings a little bit.

I usually wing it. But what's really nice about this forum is there are a number of keen posters who will usually point out any little errors, no matter how small. You probably got an even better rate than that back in the 90's when the BoE interest rate was 15%

If anything it was one sided on the benefit of the savings account, not the property.
I didn't take into account HPI, I didn't take into account rent increases. I didn't take into abccount the excees rent above the expenses and I gave quite a generous bank savings rate nett of any tax.

You can;t really complain when people correct the flaws in the arguments though because you wing it or can't be arsed to understand the information you bring to the forum.:wall:
