Six offers in a week - sooo relieved!!!!

After my dilemmas earlier this year about whether there was a house buying season (as the estate agents told me - ie have to sell before July otherwise will never sell until next year) and very helpful posts in reply, we put our house on the market last week at what I thought was an optimistic, but not completely mad price - got one lowish offer, two just below the asking price and three at the asking price, one of which has now gone higher than the asking price...all with no chain.

I am so relieved.

Plus, our estate agent seems to be great (so far) and undercut all the other agents in the area - charging 1% rather than the standard 1.5 of other agents (although they were prepared to come down a bit).

All seems a bit too good to be true so far. Fingers crossed it moves smoothly from here on in...

    OOoh Im so happy for you. We are about to put our flat on the market, and im terrified about the timing too, Ive been considering doing it since March!

    Congratulations, thats excellent news, fingers crossed for you.
    Lynz, Dont worry about the timing, now is quite a good time, in fact. Everyone seems to put their house on in the spring so the market is generally over subscribded at that time.
    Houses sell all year, if its on at the right price, things seem to be shifting in most areas.

  • We are in an unfashionable part of outer South West London...ie, without the London post code! IMO it is a great area, and still much more affordable than neighbouring places like Kingston or Wimbledon.

    Spent god knows how many hours cleaning/weeding etc. to get the place ready and then put it on the market before we went on holiday. So relieved I do not have to battle with my children every morning to leave the place spotless in case of viewings.

    FYI, we had the agents value back in February - I thought it was quite a high valuation we got, but the valuations we got in September were £35k more, so a very profitable six months. Don't know what East London is doing?

    niether do I sammy, but I did get an idea on my road what a 2 bed in my development is going for without a garden. Apparently the markets lively, but then eas always say that I expect.

    Cracking on with more cleaning and painting today, with a touch of luck and some hard graft I should be able to get a few EAs round next week to do valuations :D

  • congratulations. my house sold within 2 weeks of it going on the market. i too was relieved. i had 2 offers on the first day at asking price it was on the market. i sold for £7000 above asking.

    it is great when everything goes smoothly. touch wood as solicitor is still handeling contracts etc at the moment
