Need to sell the house due to moving abroad

Hi guys,

I had asked a question abt whether to sell or rent out few weeks back and the majority of the answers were to sell as I was moving abroad for good.

Would like to sell it fast- in the next 3 months and was looking at companies who buy your property - cash sale. there are so many out there, but not much reviews on any of them.

Any advice on any of the companies who are good at what they say they do on papers? Can't go around in circles and I'm ok getting a fair price for my property.

    Usually it works like this:

    House is worth £100k, EA will convince you it's worth £120k, it won't sell until it's dropped to £100k.
    Along comes Mr Spiv, all smiles, does a valuation, tells you it's worth £85k and he'll pay you 80% of market value, so offers you £68k.

    There are some websites where you can pay for a proper RICS valuation up front for a firm to market your house at a price below that value, they then reap and above-the-normal %age fee for selling your house on the cheap for you.

    Or, there's the auction route....

    not sure of the Auction route, is it something like you can have a desired value and only have to sell it if it comes near that?

    and some of the websites say - they pay upto 100% of the market value. I understand it would be some one from their office doing the valuation in the first place.

    There are dates you need to get it into the auction by, miss the date and you might not get it in at all. There are fees you have to pay whether it sells or not. But, you can set a reserve price.

    If you want it to do well, then you could provide all relevant information in full up front, so any potential viewers know there's no problem with it - giving confidence about a property in the auction will make people bid, as opposed to just saying "house for sale ....." when they think it might be a problem/unmortgageable.

    If you say which area you're in, perhaps we can dig out the auction houses close to you.

    Never thought abt auction route, but would give it a try. Just wanted sure sale even if it's loewr than the current market price.
  • People on here are quite conservative and non risk taking, but i would give it to an agent and rent it out, if you dont need the cash not have it earn you some money. Is a no brainer.

    Skyjumper. People in your position usually auction their property. You have 3 months, which is just enough to sell at auction if you hurry. Stick a sensible reserve on it, and problem solved. The 'buy it now' merchants will offer you significantly less than you can get at auction.

    Realistically, there are properties like yours sold at auction every month. These guys are not going to pay you any more for your house than they could buy at auction, are they? In fact, they are obviously going to a lot of trouble with websites etc so they can get it cheaper than the auction price.

    So, what about their 100% of value claim? Are they simply bare-faced liars? I couldn't possibly say......

    thanks guys will try the auction route instead of the cash sale options.
