    Who is making circular arguments now? If you wish to sell your house, it doesn't matter what price you're not willing to go below. What matters is the price that the capable buyers are not willing to go above. Otherwise you're house isn't really on the market is it? I would never take away the OP's choice; we all have choice; right now I have 108 properties on my RM saved list. Around 30 properties appear on the market in my search radius each day, around 2 or 3 of those get saved. That gives you an idea of just how many properties there are to choose from. Sellers, the competition out there is fierce. Why should I buy your house/flat?

    What do you mean, your house isn't on the market if it is being marketed at a price that buyers are not willing to go above? How on earth do you find out what price buyers are not willing to go above unless you have put it on the market? And what timescale are you working to? The house up the road from us was on the market for 18 months, and the price it was marketed at didn't change for the last 12 - so at Christmas, you'd have said the house was worthless. But it has just gone under offer, so all of a sudden it is worth £300K plus again. So for a house to have value, does it have to find a buyer within a week ... or a year ... or 20 years? But then when the new owners move in, if they decide to sell the week afterwards but it doesn't then sell in six months, does it suddenly become worthless again?

    Oh dear. You're getting yourself all in a tizz over the whole "worthless" thing. I can only assume that you really aren't reading my posts carefully enough. If a house isn't selling then it isn't at the right price point for the current market. You really can't be suggesting that if a house is on the market for 20 years without selling then it is the fault of deluded buyers can you? How do you know that the house up the road from you hasn't accepted an offer of £240K? 20% below asking price. Perfectly feasible in today's market.

    If you are unwilling to adapt to changing circumstances, don't be surprised if it takes an awful long time for circumstances to adapt to you. A week? A year? 20 years? Never?
